Use a Free Special Report with an
Automatic Follow-up System.
Imagine having a complete follow-up system that works so well
that you don't even know it is working until the sellers call
you and say they are ready to give you their house.
Many studies have been done on how many
follow-up contacts are required before the average sale is made.
The results very slightly, but the general consensus is that
most sales occur after 3-7 contacts.
I don't need to convince you of that, I
think everyone has heard the same thing, or something similar.
Were the challenge comes from is in the actual follow-up.
We all say we are going to do that, but how many of us actually
do? Not many would be my guess.
How can you use a
website to work for you?
That is were the power of the internet and
emails come in. If you were to create a mailing campaign
that drove interested people to your website and from your
website they could get all the information that they
needed/wanted, you could get all of your message out for very
little cost.

Most websites however, end there.
Yes you can use forms or emails to have sellers send you their
information. You can even program your email to send an
automatic response to the seller letting them know that you
received their information and maybe even give them more
information.
Special reports are a great use for
websites. You can drive your sellers to the website for a
Free Special Report or some other form of information. And
you can even have them fill out a simple form to get their email
address before they are allowed to access the information they
want to see.
But what if they read your free report now
and are still not ready to sell? Don't worry, that is
normal. As discussed earlier, most sales occur after 3-7
follow-up contacts. But at least now you have their email
address so you can do your follow-up. The only problem
there is now you have to remember to do the follow-up.
Not if you use an
Autoresponder system to do the work for you.
An Autoresponder is a system that is setup
to capture a name and email address and automatically send that
person a series of email based on almost any interval and
frequency you want.
For example. You want to buy
properties on a Lease/Option or Subject-to. You send out a
post card to your target market and let them know that they can
sell their house in 7 days. There is a Free Special Report
on your website that explains how you can buy their house in 7
days.
Once at your website they fill in a simple
form that gets their name and email address. The Free
Special Report is then sent to they via email. Now they
can read this Free Special Report in their email, even after
they have left your website.
This is were the power of the
autoresponder come into play. You set up the autoresponder
to send them another email tomorrow asking them if they got the
Free Special Report yesterday. In that email you can send
them an example or two of how you used your system to help
others and tell them that if they have any questions at this
time to call you.
A couple of days later they could get
another email that highlights parts of the Free Special Report
that you want them to think about and show them how you can
help. A couple of days later the autoresponder could send
them another email with questions and answers to the most common
questions sellers might have about the way you buy houses.
A week after that the autoresponder could
send them the free report again as a courtesy, just incase they
didn't have time to finish reading the report before their inbox
started filling up from all that spam.
That is 5 emails in a little over two
weeks. Let me rephrase that, that is 5 emails in a little
over two weeks that you didn't even know were going out.
That is because you setup the autoresponder once. Then
every time a seller visits your website and requests your Free
Special Report, that series of emails go out automatically.
In every email you would have your contact
info and tell them to contact you if they are ready to act or if
they simply have a few questions that the Free Special Report
didn't answer for them.
Lets say the sellers read all your info
but didn't act now. Maybe they decided to try and sell the
property on their own. They still may change their minds
but at that point they haven't heard from you in a while and now
that they are ready to sell to you, another investor steps in
and tells them that they can buy the house the same way you
spent all that time educating the seller to.
If you had stayed in contact with the
seller this whole time, you may have gotten the property, but
because you didn't, one of your competitors did. You could
have avoided this situation if you had just stayed in contact
all that time.
If you were using an Autoresponder, you
would have stayed in contact. If the sellers change their
mind a month or two down the road, you will have set yourself up
to be the person they contact because you stayed in contact and
continued to follow-up with them until they were ready to act.
